Can You Remove a Load Bearing Wall for an Open Plan Layout?

Removing a load bearing wall is a structural alteration
Creating an open plan kitchen, dining room or living space can transform how you use your home. In older properties across Central Scotland, however, a wall may be supporting much more than the ceiling directly above it. It could carry floor joists, roof loads, masonry above, or part of the building’s stability.
That is why the visible demolition is only one part of the work. The important decisions happen before the wall is opened, and the temporary support is just as critical as the permanent beam that replaces it. What happens before the wall is removed
1. The structure is investigated
A proper assessment starts with the building itself, not a guess based on the wall’s thickness. We need to understand what sits above the wall, which direction the floor joists run, whether there is another storey, and how the roof transfers its load.
The wall material also matters. Removing a timber stud partition is a different task from opening a solid brick, block or stone wall. In a traditional property, the wall may form part of a much older structural arrangement, particularly where previous alterations have already changed how the building’s weight is supported.
You can help by identifying any previous extensions, loft conversions or removed walls, and by finding drawings if they are available. Do not remove plaster or start opening the wall yourself to investigate. Hidden cables, pipes and unstable masonry can make exploratory work hazardous.
2. The permanent support is designed
Once the loads and opening width are understood, a structural engineer can specify the permanent support. This may involve a steel beam, a suitable lintel or another designed arrangement. The choice depends on the width of the opening, the weight carried above, the support available at each end, and how the new opening will meet the existing walls.
The support is not simply selected by looking at the wall. Its ends need a reliable surface to transfer the load into. Existing brick, block or stonework may need local strengthening, concrete support blocks beneath the beam ends, or another engineered detail. The finished beam may also need fire protection and careful positioning so it does not create problems with ceilings, doors, services or the planned kitchen layout.
For that reason, an engineer’s calculations and drawings should be agreed before demolition begins. A building contractor can then build to those details rather than making structural decisions while the wall is already open.

3. The room and access route are protected
Structural work creates dust, vibration and falling debris. Before work starts, the working area should be separated from the rest of the property as far as practical. Floors, furniture, kitchen units and nearby finishes need protection, while waste removal and material deliveries need a safe route through the house.
This preparation is especially important in an occupied home. Good control of the work area reduces contamination and makes it easier to keep essential rooms usable while the alteration is underway.
4. Temporary propping carries the load
The existing wall cannot be removed until the load above it has been safely supported. Temporary props and specialist supports, or another suitable temporary support system, may be used to carry the load while the opening is formed. The exact method depends on the structure and the access available.
This is a controlled construction stage, not a task for improvised timber supports or a single adjustable prop. The temporary support must remain stable while masonry is removed, bearings are prepared and the permanent beam is positioned. If the wall shows cracking, movement or loose masonry, the work should stop and the arrangement should be reassessed.
5. The opening and bearings are formed
The wall is removed in a controlled sequence, usually in manageable sections rather than by attacking the full width at once. The ends of the opening are prepared to receive the designed support. Any damaged or weak masonry is dealt with before the beam is installed.
The beam must sit at the correct level, have the specified amount of support at each end, and fit tightly beneath the structure above so the load transfers properly. A gap between the beam and the masonry above is not something that should be hidden with plaster. It needs to be filled using the specified method so the support performs as designed.
6. The structure is checked before closing up
Once the permanent support is installed, it should be inspected at the relevant stage before plasterboard, plaster or decorative finishes conceal the work. Building control requirements and structural details determine what needs to be checked and documented.
Only after the permanent support is carrying the load correctly should temporary props be removed. The surrounding plaster, flooring, skirting and services can then be reinstated, with the final finish planned around the new opening rather than used to disguise poor structural work.
Details that affect your particular alteration
The answer will differ between a modern blockwork house, a Victorian terrace in Edinburgh, a stone cottage near Dunfermline and a converted property in Perth. Floor construction, wall thickness, previous alterations, access and the position of services all affect the method.
Before asking for a quotation, decide how wide the opening needs to be and whether you want a completely open connection or some remaining pier for cupboards, radiators or electrical points. A wider opening can require more substantial support and may alter the appearance of adjoining rooms.
