Brickwork, damp and structural safety: what can go wrong

Brickwork rarely causes trouble because of one visible defect alone. More often, a small failure in the wall’s construction or repair allows moisture in, prevents it from escaping or changes how loads are carried. The result may appear first as staining, a crack or loose mortar, but the underlying problem can be more involved.

For homeowners in Central Scotland, Edinburgh, Perth, Dunfermline and surrounding areas, the important question is not simply whether a wall looks untidy. It is what has allowed the defect to develop and whether repairing the surface alone will leave the cause in place.

How brickwork can create damp problems

A bridged or damaged damp proof course

A damp proof course (a barrier intended to interrupt moisture moving upwards through a wall) is designed to limit rising damp. It can become ineffective if the surrounding ground level, paving or render is raised against it. Mortar, debris or other materials can also create a bridge around the intended barrier.

Inside the property, this may show as a horizontal band of staining, damaged plaster or salt deposits near the lower part of a wall. Painting over the mark does not resolve the route moisture is taking. The external brickwork and the relationship between the wall, ground and damp proof course need to be assessed together.

Blocked cavities and missing drainage details

A cavity wall relies on separation between its outer and inner layers, along with correct details that allow water to drain out. Mortar left behind during construction can obstruct that space. Poorly formed openings, blocked drainage openings or incorrectly fitted components can leave moisture with nowhere to go.

The internal symptom may be damp around a window, door or low-level section of wall. That does not automatically mean the bricks themselves are defective. It may indicate that water is not being discharged at the part of the wall designed to deal with it.

Incompatible repairs and hard mortar

Older brickwork can be damaged by a repair that is harder or less permeable than the original wall. When the mortar does not accommodate normal movement in the same way as the brick, stresses can transfer into the brick faces. This can lead to cracking, surface flaking or open joints.

The visible damage may then be mistaken for a brick problem when the repair material is contributing to it. Removing sound bricks unnecessarily can make the wall more difficult to match and may disturb areas that were not originally failing.

How structural problems usually reveal themselves

Brickwork carries loads through its pattern, bonding and support points. Altering an opening, removing bricks beneath a lintel (a supporting beam above an opening) or rebuilding a section without tying it properly into the existing wall can interrupt how weight is supported and transferred.

Warning signs include stepped cracking that follows mortar joints, cracks that widen around openings, a wall face that appears to bulge, displaced bricks and lintels that show signs of movement. A single fine crack does not prove that a wall is unsafe, but its position, direction, depth and relationship with other defects matter.

A crack above a window has a different significance from isolated weathered pointing. Cracking at a junction between an extension and the original house may relate to movement between two structures. A leaning boundary wall raises different concerns again because its stability depends on its foundation, height, thickness and how securely it is supported.

Why surface repairs can make the problem worse

Removing failed mortar from the joints and repointing can be suitable where the joints have genuinely deteriorated. It is not a substitute for investigating movement, failed support or moisture entering through a defective detail. Repointing over unstable brickwork can conceal the progression of a crack while leaving the structural issue untouched.

Likewise, replacing internal plaster or applying a water-resistant coating may hide damp temporarily. If the wall cannot dry or water continues to enter, the defect can reappear elsewhere. The repair needs to address the mechanism, not just the most obvious mark.

Before work starts, we look at the brick bond (the pattern in which the bricks are laid), joint condition, openings, wall junctions and any signs that the defect extends beyond the visible area. Where the issue needs structural design or confirmation, the work should follow a structural engineer’s specification rather than relying on guesswork.

What you should do when you spot a defect

Do not chisel out bricks, widen cracks or remove a lintel without professional advice. Take clear photographs from close range and further back, note where the defect is located, and check whether doors or windows have started sticking. Look for related staining internally, but avoid covering the area before it has been assessed.

The safest repair depends on the cause. It may involve replacing isolated bricks, rebuilding a failed section, correcting a drainage detail, renewing unsuitable mortar or carrying out work around a lintel or damp proof course. The right sequence matters because a neat finish cannot compensate for a failed wall detail behind it.
